Some Loan Guidelines

Factory-built homes are one of the most affordable types of housing - generally priced at about half the cost of new site-built homes.  

  • Gold Coast can offer loans with 5% down to qualified buyers.

  • Length of loans can vary from 5 years to 30 years based on loan amount and age of home.
         New homes = 25-30 year terms
         Used homes = 5-20 year terms

  • Gold Coast does have loans available for homes as old as 1968.
         (shorter terms, larger down payments, higher rates will apply)

  • Credit Scores below  600 are considered on a case by case basis.

  • Maximum DTI (Debt to Income Ratio) = 50%.

  • Minimum down payment required for a primary residence is 5 - 10%.
         (depending on credit worthiness).

  • Minimum down payment required on 2nd home (Vacation or Investment) = 20%.

  • Equity Programs available for applicants scoring less than 620. Minimum 35-40% down payment required.

Personal property loan ("chattel" loan): A factory-built home purchased separately from its lot is financed as personal property.  These loans, similar to those made on cars, boats and other major purchases, are a popular way to finance factory-built homes in communities or on rented or leased property. Interest rates are usually 2 to 3 percentage points higher than those for site-built homes. It is generally easier to get approval for this type of loan because it allows for a higher debt-to-income ratio.
